In spite of Beazer's publicity in the news over the last months, plans for the new community in the Uptown called Morehead Common are moving forward. These new brownstone townhomes will be located off of Morehead in between 277 and 77 next to the Bank of America Stadium.
This new development will be located in the former site of the landmark restaurant Coffee Cup.
The first phase of development will be 4 floor plans of townhomes that will range from 1,300-2,200 sf. The townhomes will sit on Morehead St with private garages.
Finishes will be the Uptown Standard (granite, hardwoods, 42" cabinets).
The marketing material calls for an "Amenity Center" although the site plan holds no details other than a grassy field labeled "Future Development and Amenity Site".
The site shows an area of Avenue Homes which are not detailed as of yet.
Sales are expected to begin this week. Rumors are that price points will be in the upper $300/ft range which will place these units in the high $400k+ range...a tough price point to be competing these days.
One might find it strange that all marketing materials regarding Morehead Common have a commonality of a complete and total absence of any reference that Beazer Homes is the developer and builder of this development...although the sales center and sales staff are all Beazer employees.
Or maybe that isn't so strange when consideration is given all of Beazer's blunders over the last year.
One can't help but wonder if this might be one more for the national builder which has been the center of controversy.

Light Rail Begin Operations
The much anticipated Blue Line of the Lynx light rail service has started serving the Uptown. This $400M project is the first leg of a series of light rail lines planned around the city. The light rail's operation is the beginning of a new day in Charlotte.
The grand opening of the light rail was by all accounts a huge success. It is estimated that over 100,000 people rode the new light rail during the course of the weekend. On the first day of the grand opening, there were 1-2 hour waits to board a train on the North and South ends of the line.
The cabins of the Blue Line are fresh and clean. These brand new trains operate smoothly and quietly. Slightly more noisy than a monorail, the operation of these electric trains are much more quiet than a subway or L-train. One shouldn't be deterred from riding the Lynx if one doesn't like busses...who does? The light rail is a new clean approach to mass transit. If you haven't been on the light rail, you should give it a try.
Fare is $1.30 per ride. Tickets are purchased from kiosks at the stops of the light rail. While no attendant checks tickets for each rider, there are random ticket checks on the trains. Riding the Lynx without a ticket results in a $50 fine.
The Blue Line of the Lynx was the center of great controversy. The conflict was centered around the projected cost from the inception in relationship to the actual cost at completion. The projected cost ended up being around 1/3 of the actual cost...oops!
The benefits of the light rail are numerous for the city. As a new alternative to driving for the large number of commuters from South Charlotte, this will help reduce traffic in the mornings. In reducing traffic, fuel consumption and pollution are reduced. While this step will not likely fix global warming, it is a step in the right direction for a city moving forward.
Another benefit to the city are the numerous residential and commercial developments along the line. There are too many residential developments along the light rail to list here, but the numbers are impressive. There are over 2,500 individual housing units built, planned, or under construction along the light rail. While the light rail has cost more than expected, it will pay for itself in the long run with tax revenue alone.
Get out and try on the light rail. It's an experience worth enjoying even if it means traveling out of your way.

Epicenter Commercial Tenants
The Uptown's new mixed-use super-development called Epicenter has announced their list of commercial tenants. The development will offer an array of dining and living services to patrons of the Uptown. The commercial tenants are scheduled to begin opening in late 2008. While the A Loft hotel and 210 Trade condominium will likely open in late 2009. The list of commercial tenants includes:

New Condos Around Uptown
The housing slump has deterred developers in many parts of the country, but Charlotte presses on. This last week brought two new developments in neighborhoods surrounding the Uptown. Both products are located outside of the Uptown in transitioning areas.
City View Terrace
The first product is located North of the Uptown at 12th and Graham. Called City View Terrace, these 4-level town homes are a unique product designed to appeal to those who
are looking for something a little different. There are two floor plans which are roughly 1,200 and 1,500 sf. Each unit offers 2BR 2Bath layouts with a private garage and roof-top terrace. Units will be built with exposed trusses in LR, hardwoods, and Kalwall wall.

As the tallest residential tower begins to be occupied by residents, the amenities of a high-rise in the heart of the city redefines the Uptown living experience. The Avenue is the first tower in the Uptown to offer all of the amenities that one might desire in a condo. At a recent sneak-peak, those elements were on display. 300 South Tryon to Begin Sales
Uptown Charlotte's newest high-rise condominium is scheduled to begin sales on November the 3rd.
Officially, the sales center is opening to the public on the 5th but a silent opening is scheduled for Saturday morning the 3rd.
This high-rise will be a mixed use development that will be 30 stories tall with retail, commercial office space, and condominiums sitting atop. The condos will feature balconies, modern finishes, floor to ceiling glass, and community features. The building will be located on the South West corner of Tryon and 3rd next to the new 5 acre park and a block from the new baseball stadium scheduled to open in 2009.
